It would hence come as no surprise that The Elements is a first of its kind in terms of the architectural designs which incorporate innovative energy efficiency savings.
The Elements on Park Avenue is a mixed use development, integrating contemporary designed residential apartments and a trendy up-market shopping and entertainment area. It comprises four phases named in isiZulu as uMhlaba (Earth), uMlilo (Fire), Amanzi (Water) and uMoya (Air).

Energy Efficiency Design
Integrating alternative water and energy systems, this development is designed and constructed in such a way that energy efficiency is maximized. This is supported by the implementation of DSM (Demand Side Management) system, which allows the utilization of internationally approved and used products to obtain maximum output of power at minimal energy consumption.
Residents and users will be able to receive the same amount of power while continuing their business and daily activities through the ability to transfer power between off- peak and peak periods. They will also not be affected by load shedding or power outages due to the installation of back-up power generators.
Using elements such as rooftop solar panels, rain runoff water storage tanks and other design elements, this project ensures maximum usage of renewable energy resources. Other features that have been incorporated into the design are energy efficient lighting, air conditioning, control of hot water cylinders and ingenious designs of courtyards and walkways.
Palace Group has also been involved in other projects involving DSM/ energy efficient saving mechanisms in Gauteng, Free State and Eastern Cape. The projects involved the conversion of existing buildings to energy-friendly systems as far as possible.
